There was also a 6% increase in the average sales price from $331,144 in July to $350,517 in August. The average days on the market decreased 60% from 100 days in July to 40 days in August.

    Of the 36 McKay's Mill homes currently listed, 11 are under contingent contracts that have not been moved into pending sales yet.  That leaves 25 homes currenlty on the market.  Divide that number by the McKay's mill home sales in August of 9, gives you 2.7 months of inventory in McKay's Mill.  If you are thinking of selling your McKay's Mill home, this may be the perfect opportunity.  Inventory is down, average sales prices are up and average days on the market are down.

    Williamson County Indoor Sports Complex in Brentwood TN

    Williamson County Indoor Sports Complex in Brentwood TN, commonly referred to as the ISC, is a state-of-the-art facility.  My husband was the Executive Director of the Bartlett Park District in Bartlett, IL for 31 years so park and recreation facilities are no stranger to me.  The ISC is located at 920 Heritage Way in Brentwood off Concord.  You have to enter the facility to really appreciate all that it has to offer.

    Williamson County Indoor Sports Complex in Brentwood TNThere is a 50-meter Olympic competition/training pool with attached shallow water lap/teaching pool.  The ISC is used for competition events so it is equipped with a dual DALTRONICS scoring system.

    The facility seats 900 people in the swimming area.  Excel Aquatics uses the ISC for training local swimmers.  Some of these swimmers have gone on to place in national competitions.

    Students come as far away as Murfreesboro because of its easy accessibility to I65.  We are fortune to have such a nice swimming/training facility in Brentwood.

    The fitness center in the ISC is equipped with 14 treadmills, 2 ARC trainers, 2 stationary bikes, 2 recumbent bikes, 9 elliptical trainers, 2 motion trainers, 1 stair climber, 1 quantum sit-up machine and 2 fluid machines.  There is also a free weight area and Olympic free weight benches.

    Williamson County Indoor Sports Complex in Brentwood TNThe Williamson County Indoor Sports Complex in Brentwood TN also includes 5 indoor tennis courts.  This is a rare find and used by adult and student leagues.

    Franklin TN Home Sales for August 2010 saw a slight dip this month with 118 Franklin TN homes selling in August versus 122 in July.  The average selling price also took a hit from $430,163 in July versus $386,338 in August, a 10% drop.  The good news is that the average days on the market dropped from 102 days in July to 85 days in August.

    New construction home sales in Franklin TN saw a 40% decrease in the number of homes closed in June versus July.  While the number of homes selling decreased the average selling price increased from $522,194 in June to $537,364 in July or a 30% increase.  There was an increase in the average days on the market from 59 days in June to 103 days in July.  Of the 23 new construction home sales in Franklin TN that closed in July, 7 of those were in Avalon and 8 of those were in Westhaven.

    Carnton Plantation in Franklin TN

    One of the things I absolutely love about living in Franklin TN is its rich history.  Franklin was founded in 1799 and very few people actually know that one of the worst battles in the Civil War was fought here.  As a result, you will find several historic exhibits here.  Carnton Plantation is one of Franklin's most famous historic sites.

    Carnton Plantation in Franklin TN was built in 1815 by formerCarnton Plantation in Franklin TN Nashville mayor Randal McGavock.  At the time, Carnton became one of the premier farms in Williamson County, Tennessee. John McGavock inherited the farm upon his father's death. John married Carrie Elizabeth Winder in 1848 and they had five children, three of whom died at an early age. The surviving children were son, Winder, and daughter, Hattie.

    On November 30, 1864, during the Battle of Franklin, Carnton Plantation was used as a field hospital for hundreds of wounded and dying Confederate troops.  The Battle of Franklin has become known as one of the bloodiest battles of the entire Civil War.  The Confederate Army of Tennessee assaulted the Federal army in the late hours of the night along the southern edge of Franklin.  The battle only lasted about 5 hours but nearly 10,000 soldiers were either killed, missing or wounded.  Of that number, 7,000 were Confederate soldiers.  They filled Carnton with the bodies of the wounded.  After the house could no longer accomodate any more injured, the yard was used for the wounded and the dead.  The floors of the Carnton Plantation are still stained with the blood of those that were wounded that night.

    Two years later, John and Carrie McGavock designated two acres to be used as the final burial place for 1,491 Confederate soldiers.  The cemetery was maintained by the McGavocks until their death.  Today, the McGavock Confederate Cemetery is the largest privately owned military cemetery in the United States.

    Carnton Plantation remained in the McGavock fCarnton Plantation in Franklin TNamily until 1911 when it was sold by Winder McGavock's widow, Susie.  Carnton was listed on the National Register of Historic Places in 1973.  In 1977, the house and 10 acres, including the cemetery, were donated to the Carnton Association.  The house was suffering from years of neglect and disrepair. 

    The Association was a vital part in the restoration of Carnton Plantation.  It continues to maintain the plantation through tours, special events, such as weddings, summer concert series and corporate events, memberships, gift shop sales and generous donations.

    Carnton Plantation located at 1345 Carnton Lane in Franklin, TN is open Monday through Saturday from 9 a.m. to 5 p.m.  and on Sunday, from 1 p.m. to 5 p.m.  Carnton Plantation in Franklin TN is one exhibit you won't want to miss.

    I love Saturday mornings in Historic Franklin TN.  A great way to start the weekend is to head over to the Franklin Farmers Market located in the rear parking lot of the Factory shopping mall.  I know the days are hot but you'll find lots of delicious farm-fresh food.  Franklin Farmers Market in Franklin TNThe Franklin Farmers Market has many varieties of tomatoes, potatoes, green beans, onions, several varieties of pepper, purple hull peas and lots of fresh berries.  Sweet corn on the cob in available now.  You'll also find something to satisfy your sweet tooth, from juicy watermelons and cantaloupes to fresh blueberry pies.  There are also freshly baked breads and muffins, and let's not forget the fried pies in apple, peach and blackberry.

    Although, farm fresh vegetables and fruits are the main draw.  You'll also find fresh steaks and chicken for grilling and fresh dairy products.  The flower vendors let you pick your choice of flowers and then they'll create a beautiful bouquet for your centerpiece.  Jewelry vendors and local artists also sell their items at the market so there's something for everyone.  I can't think of a better way to spend the morning.  When you're done just head into the Factory for more shopping and fun.

    Why Would Someone Pay $29 a Month to Become a Rainmaker on ActiveRain?

    I have a good friend that is a Realtor® in IL.  For the purpose of this post, let's call her Sue.  Sue has been in real estate for about 15 years and has done very well for herself.  She was previously in sales and it was a very natural transition into selling real estate.  Sue is a very likeable person and it has served her well over the years. 

    Recently while visiting IL, I spoke with Sue about the advantagesMoney man of having a Rainmaker account on ActiveRain.  Sue has a profile here with her name and contact information but that's it.  She hasn't posted any blogs.  

    Sue was perplexed by the whole thing.  Why would any Realtor® spend the time and money to write about real estate on a site that is only visited by other real estate agents?  How does that bring one business?

    She mentioned an article that I had written a few months ago entitled, Unscrupulous Listing Practice?  Sue was impressed with the attention that the article had garnered, but she said the only people who read it were real estate agents.  I asked her, "What makes you think that?"  Her response, "All the comments were made by real estate agents, not one consumer".  I explained that's because consumers read the articles here but rarely do they comment on the posts.  No matter what I said, Sue wasn't convinced that ActiveRain could actually bring her additional business.

    So, why would someone pay $29 a month to become a Rainmaker on ActiveRain?

    1. When you write a hyper-local post, you get noticed by Google.  In some cases, you may be on page 1 of Google.  When buyers and sellers begin their real estate search on the internet (as 90% of consumers usually do), your blogs and websites get noticed.  That brings you business.
    2. As you write and comment, your fellow ActiveRain members, which include Realtors®, mortgage lenders, home inspectors and appraisers, get to know you.  When they have a client that moves to your area, you get a referral.  That brings you business.
    3. ActiveRain University provides free webinars on various ways to use social media in your real estate business.  Learning these techniques help you better market yourself.  That brings you business.
    4. Local media often looks to the internet to research a variety of topics, including real estate.  Members have been found because of their contribution here and featured in local newspapers, radio and television segments.  That brings you business.
    5. As you read what others have written here that work in your field, you gain knowledge and wisdom from those more experienced than you.  It helps you do your job better. That brings you business.
    6. When you go on a listing appointment, you can Google your area or your name and show sellers how you are better able to market their property.  That brings you business.

    So, my question to Sue was...why wouldn't you do it?  This, undoubtedly, is the best $29 a month that I have ever spent to increase my business.
